Transaction Coordinator / Dispositions Specialist (No license needed)

- High School Diploma required and/or Associate's degree preferred
- 2-4 years of sales experience required
- Real estate sales experience and MLS experience preferred
- Previous call center experience in a sales environment is preferred
- Podio CRM software experience preferred
- Strong working knowledge of Google Docs/Suite and MS Office including Word, Excel, Outlook, and PowerPoint required

- Essential Duties and Responsibilities:_
- Provide administrative support to the company with daily tasks and manage all calendars/meeting schedules
- Work closely with sellers, buyers, and title agents to coordinate all real estate transactions involving the company from beginning to end
- Ability to use CRM (Podio) daily to update files and stay on task until deals are closed & update the pipeline of prospects and potential sales lead in a timely manner.
- Schedule photos, inspections, and any other walk-throughs, meetings, and or appointments with sellers, buyers, title agents, mobile notaries, property runners, etc.
- Manage transaction e disposition process
- Inspect properties before, during, after the project to track progress
- Assist in negotiating/overcoming property liens and other title roadblocks
- Manage marketing platforms such as Zillow, Craigslist, marketplace, Facebook groups, and more
- Willing to learn and understand all legal docs including but not limited to leases, loans, evictions, and operating agreements
- Manage contractors and tenant requests in a timely manner
- Help with printing, archiving, organizing, running errands, editing documents, developing presentations, etc.
- Build and maintain a company's reputation and brand.
- In charge of disposition - talk to other realtors - build/create relationships - sell our deals and create organic lead sources as well for off market deals
- Respond to all leads and close on them
- Manage pipeline of prospects
- Manage and create relationships with investors/buyers
- Research and analyze properties on the MLS
- Negotiate the best potential price for all properties being sold
- Add buyers to list by zip code
- Skip tracing and Calling buyers and obtaining their information to add to buyers list
- Source buyers via social media platform
- Text blasting deals
- Schedule and show properties to buyers
- Add new deals to website
- Build rapport and follow up with current buyers
- Clean up current buyers list (getting everyone best contact number, buying criteria, etc.)
- Send BC contract and assignment agreements to investors
- Send JV to realtors and wholesalers who find us buyers
- Skip tracing and adding buyers we do deals with through other wholesalers to our list
- Call all buyers in a one-mile radius of the deal
- Add realtors with cash buyers
- Answer/return/follow up phone calls, texts generated by lead system
- Consistently make calls each day that will drive results
- Must be results driven and have the mindset to want more financially
- Communicate efficiently and effectively with all parties involved
- Willing to learn the industry and help us maintain and grow our marketplace position
- Attend business meetings and trainings as required
- Perform other administrative tasks and special projects as assigned
